There are many variables that go into pricing my services. The three main factors are the type of property (condominium, single family, two buildings on one property, multi-family buildings, etc.), how big the buildings are (square feet), unique aspects of the property (movie theater, two full kitchens, swimming pool and spa, etc.), and travel distance (drive time and gasoline expenses) since I work throughout Southern California (counties of Imperial, Kern, Los Angeles, Orange, Riverside, San Bernardino, San Diego, San Luis Obispo, Santa Barbara, and Ventura).
I adjust my prices monthly—sometimes up, sometimes down—to take into account things over which I have no control, such as gas prices, insurance premiums, etc.

- CONSULTING — starts at $100 per hour

- MAINTENANCE — starts at $99

I also have more specialized consulting services for investors, and I have no problem inspecting specific components of your home without charging you for a full inspection.
